Migration Patterns in U.S. Show Move to South, West

Between 2000 and 2004, the South saw a net migration of 1.4 million, mostly in the South Atlantic states of Delaware, Maryland, the District of Columbia, Virginia, North Carolina, South Carolina, Georgia and Florida. The Northeast, and in particular the Mid-Atlantic states of New York, New Jersey and Pennsylvania, saw a net loss of nearly 1 million between 2000 and 2004.

Boulder Home Sales Analysis: 1Q06

Here's the continuing analysis of Boulder Home Sales for March, 2006. Sales of residential homes in March cooled from the previous year with about 80 sales (compared to over 100 in '05). Meanwhile Days on Market (DOM), Sale Price, Discount from Asking Price, and $/SQFT continue to indicate a healthy market.

In the first four charts below, I've broken out homes in Boulder currently under contract (green) from available home inventory(blue) and compared it to sales in the first quarter of this year(orange). The last two charts lay out Boulder's home inventory by asking price to illustrate the distribution of homes available (the majority of homes on the market are valued under $1MM).

The first two charts(grey background) are a comparison of 1q06 with the same period from the previous two years. The second two charts (purple background) are for the month of March as compared to the previous two years. So, if you're thinking about selling an unimproved Martin Acres Ranch in South Boulder, the $700 to $800K hotspot isn't particularly relevant (Most homes in Martin Acres are valued from $300 to 400K and this segment looks strong).

Our market includes the greater Houston SMSA, including Harris, Montgomery, Fort Bend, Brazoria and Waller Counties, TX Bryan Kent Shelman - Colorado Realty Reports said to Ken:?In my opinion, doing appraisal business on the internet/phone/fax is still just like negotiating with a small fruit cart vendor in a village market 1000's of years ago. Rels and others [AMCs] of their ilk are astute volume purchasers in the appraisal market.

According to Justin R. Morton, State Government Relations Representative for the Appraisal Institute, a Colorado bill establishing mortgage fraud laws passed the House yesterday, April 4.
This measure imposes a mandatory minimum fine of $75,000 for residential mortgage fraud and grants the attorney general concurrent jurisdiction to prosecute mortgage fraud.
